I would like to highlight two trends reflected in October’s Market Watch that together I find particularly notable.  First, the number of days listings spend on market has decreased from the first half of 2017 by a whopping 48%.  That’s a reduction of nearly half the time spent on market in only several months.  Furthermore, this average listing time on market is 5% lower than the overall average in 2016.  Simultaneously, the average sales price has steadily increased by 6.5% throughout 2017.  Coupled, these conditions indicate that demand in Monarch Dunes has steadily INCREASED in 2017, indicating a strong seller’s market further evidenced by 30 listings on the market (about 20-25% higher than the historical average).  

Buyers, hang on with me for a minute…don’t despair…Now, it’s common for people to assume that a seller’s market such as this translates directly to inauspicious conditions for the buyer.  However, the number of listed properties increasingly entering the market in Monarch Dunes has acted as a stabilizer for prices (increasing but not at the staggering rate of the last two years) and has provided a major increase in options for prospective buyers.  It is this increase in options that I feel has positively affected that shorter lifespan on the market.  And let’s not forget that mortgage rates are holding at barely over 4% and even lower!  Compared to a historical average of 7-8%, interest rates such as these help to counteract higher prices.  I would assert that market conditions are still very favorable for buyers and this is yet also why we are seeing homes spend so much less time on the market.  

Buyers are motivated and so are sellers.  These are good times in Monarch Dunes.  I am confident as ever that my team and I can match happy sellers with happy buyers under these conditions!
